Seller’s Guide
Know the Details of Each Step of the Selling Process:
1. Assessing the property for sale (price/condition)
When listing the a property you need to make sure that you gather as much information about the properties that have sold and the current homes for sale (Competition). We will also go over the condition of your property and make recommendations on what needs to be fixed to sell at that price point.
All properties are unique, but there are many properties that are comparable. The most relevant properties are the ones that have sold within the last 6 months and are in similar condition, location, and size of your property. Together we can assess if our property is superior or not based on those 3 criteria. This should give us a range on what we think the house should be listed. We will give our recommendation, but the client is the one that ultimately decides the listing price.
We, then will take a closer look at the other properties in our price range and location.. This is the true test to determine if our property is listed too high or too low. If the properties seem superior to our property, but are listed lower, we might want to reassess our listing price, and vice versa.
2. Listing agreement, costs, and disclosures
Once we have decided the price the agent will then present the seller with a Sellers net sheet. A sellers net sheet is an excel spreadsheet with all the costs associated with the sale of the home. If the Seller agrees to the fees then we move on the to listing agreement.
The listing agreement is a contract between the Seller and the Real estate company. It goes into detail of all the fees and terms between the Real estate company and the Seller. It will list the sales price of the property, the contract period, the Real estate companies fees, etc. Once this is signed we then have permission to market the property.
To market the property correctly we will need to have disclosures of the condition of the property that are required by law. The disclosures will ask various questions regarding material defects of the property. There is also a radon gas and a lead based paint disclosure. These disclosures are mainly for information the seller is aware of.
3. Marketing of the Property
Making the house as visible to the public as possible is an important step in the sale process. Upon listing your home, it will be entered into the local Multiple Listing Service (MLS), placed on the company website and on several local and national websites. The agent can take advantage of as many social media websites as well to increase visibility. Eye catching photographs, proper yard signage, print advertising, mailings, open houses, broker tours are all key marketing tips to get the most for your home. The marketing plan should include following up with anyone interested parties in the property to obtain feedback on how the price reflects the condition of the property. All of these services can be discussed at the time of the listing agreement as every customers needs are different.
4. Negotiating the Contract
Agent will go over the offer that was presented. All offers are not the same even if the price offered is the same. The agent will go through the pros and cons of each offer. The agent will make his recommendations for a counter offer, but the decision is the sellers.
5. Negotiating Repairs
After a buyer does an inspection they will have a list of items they will be requesting. When you are a seller and are negotiating repairs you have to assess if the repairs being requested are deferred maintenance, upgrades, or not common for this type of property. Once we assess this together we can then make a determination of what items should and shouldn’t be fixed. Again the agent will make recommendations, but the Client has the final decision.
6. Appraisal
An appraisal is an opinion of value from a licensed appraiser. In order to come up with a value the appraisal will use the most recent sales that closely resemble the property. They then compare each property and adjust the value up if our property is superior, or down if our property is inferior. Since an appraisal is an opinion of value multiple appraisers will most likely get different values for the same property.
7. Following up on Contingencies
A real estate contingency is a condition that must be met in order for the deal to go through. It is a requirement for the completion of the sale. If these contingencies are not met the deal is most likely going to fall through. The common items a sale is contingent on is the home inspection, financing, sale of current home if applicable, home appraisal and clear title. It is very important for your real estate agent to follow up on these contingencies to confirm the buyer is still moving forward with the purchase. Knowing sooner rather than later of any issues in meeting a contingency is crucial in the home sale process. The last thing a seller wants is their property off the market when it still could have been marketed to potential buyers.
8. The Closing
Up until this point is important for the seller to keep the house in good condition and notify the utilities companies of the move. This way there are no surprises when the buyer completes the final walkthrough and attempts to set up services in their name. The closing date was set as part of the purchase and sales contract. Now that all contingencies have been met the attorneys will set a time and location for the closing to take place. Escrow will order the preliminary title report, the payoff balances from your lenders, the property tax balance due either to you or the county, and whatever other paperwork is essential for you to complete the deal. The HUD-1 settlement statement will be prepared, which itemizes the money coming in and being paid out on your closing date.The seller has the option of pre-signing all the documents ahead of closing so the seller does not have to be present the day of the closing. The day your home transaction closes is the day your deed is sent to be filed at the county courthouse.You will receive a proceeds check if one is due to you and the buyer receives the keys.
